How We Sell Charleston Homes Faster, For More

How We Sell Charleston Homes Faster, For More

This takes us back to 2018 to a property in Sullivans Island South Carolina we sold after it had been listed with 3 different agencies over the course of 2 years and could not achieve the desired price or make it to the closing table. I love this video because so much of what we did with this home set the foundation for other listings moving forward. We story told through video, design and a marketing package 99% simply can not produce. Even after several years in the rear view, so much of what I was preaching in 2018 has only been refined and what we deliver on today!

5 Must-Do Tax Deductions When Selling a Home

In 2022 I’m willing to bet most of you spend an absurd amount of time asking yourself ‘are tax deductions when selling a home?’

Of course you don’t. After the past 2 years, you’re just trying to figure out which way is up, how to not get canceled or hoping the kids don’t call you a Boomer for not having a Tik Tok account. Frankly most of us don’t think of this until the time comes or the tax man comes calling. Fortunately for you, and if you’re reading this, there are a few things you can (and should do) to keep your hard earned equity in your pocket after the yard sign says ‘SOLD’.

'Tax The Rich'... Good Luck

'Tax The Rich'... Good Luck

…What I came to accept is, for better or worse, I had to learn the game I was playing in. By the time I’d gotten to my mid-20s I had done all the stuff they said to do; go to school, get a job, saved some money, even started increasing my income…. That got me no where. My aha moment was a few years into being a Real Estate Agent, essentially operating my own small business. I watched girls/guys that were doing the exact same career and getting ahead. I’m not talking by the typical standard either (driving fancier car, swanky house or fresh threads), I mean they were gaining real assets (rental properties, robust equity portfolios, side companies or growing their business exponentially). So I just finally accepted that my simple work hard, save as much as I could only to get the pants taxes off me at the end of the year was not going to work long run.

My aha moment was when, after several discussions, books and following others on the internet led me to this conclusion:

Taxes are, simply, Incentives from the Government on What They Want Done

Millennials: $100K/Yr & Broke

A Business Insider article this weekend said 60% of millennials earning over $100,000/yr are still living paycheck-to-paycheck.

So I guess my question to most is… what the F*ck are you doing?!

In short the article, broke down how most of the millennials in this category are HENRYs (High Earning, Not Rich Yet), but primarily struggle to get ahead/save due to life style choice.

Pros of A Career in Real Estate

Pros of A Career in Real Estate

A lot of people choose the Real Estate path, specifically brokerage. Below are a handful of reasons I choose this career and potentially why it may interest you:

1 - H E L P I N G P E O P L E

Fire up the fondue because here’s a little cheese. This is truly the part that my most altruistic, hippie side of me has enjoyed. Whether it’s helping someone buy their first place (usually their first big purchase and forced savings/tax shelter) or getting to work w/ investors on a 1031 exchange, the most rewarding part is teaching/sharing some industry insight that helps set themselves up for a solid buy/sell. I’ve been lucky to sell a bunch of places and getting a genuine THANK YOU from a client is as rewarding on a $200k buy as the $2 million sale.
