Starting Out &

Beginning to Search

  • Initial meeting - An education of Contract, Law, 101 of Home Buying + Q&A

  • Agency and Disclosures Explanation (S.C. Law Required)

  • Analysis of home needs/desires and the difference between the two

  • Define Time Frame for Purchase

  • Financial Discussion - Cash? Loan? What kind? Has a pre-approval been completed

  • If a loan is needed, Lender referrals to help establish loan amount

  • Based on loan amount, desires and needs. Set up MLS portal

  • Download our Search App from any app store!

  • Analyze top properties and schedule showings as needed

  • Begin to view properties - THE FUN PART!!!


From Offer to Contract

  • Review property details (disclosures, available materials, visual inspection, DOM)

  • Establish a fair market value (based on recently sold, Active listings, Absorption Rate)

  • Identify price, terms and seller motivation

  • Draft offer w/ Agreement, Addenda, Disclosures, Pre-approval

  • Negotiate offer with Buyer or Buyers Agent

  • Negotiate contract terms and at whose expense

  • Identify and negotiate any other contingencies

  • Maintain a chronological file on all written or electronic correspondence

  • Written confirmation of ratified contract

  • Deposit and record Earnest Monies


Due Diligence and/or Repair Period

  • Verify county records of property taxes, ownership and sq footage

  • Confirm school systems

  • Collect cost of ownership Information

  • Acquire costs of applicable regime/HOA and/or transfer fees

  • Check on any possible assessments

  • Collect standard insurance costs (Flood, wind/hail, contents)

  • Monthly utility averages for phone, cable, internet, electric, water/sewer

  • Any home service contracts - termite bonds, pest control

  • HOA/Regime master deed, covenants and restrictions

  • Collect any information from HOA/Regime regarding any possible lawsuits

  • Schedule and complete home inspection (and any other needed inspections)

  • If needed, schedule qualified professionals for repair quotes

  • Negotiate repairs or credits as needed

  • Establish timeframe for repairs and any follow up inspections


Contingency Execution

  • If using a lender, ensure timely execution of loan process

  • Send specific lenders for best possible rate and loan delivery

  • Ensure lender explains rates, down payments and carrying costs

  • Order appraisal and analyze results. Negotiate price if needed

  • Schedule CL-100 Inspection and analyze report

  • If needed, identify and negotiate repairs or clear letter based on results

  • Schedule survey, elevation certificate and/or topographical survey if needed

  • Negotiate any adjustments as a result of contingencies to contract

  • Update and deliver documents to closing attorney and lender


Closing on the Home

  • Advise and assist in selection of attorney for deed preparation

  • Arrange for Power of Attorney (if needed)

  • Delivery fully executed paperwork to closing attorney

  • Monitor Attorney progress toward closing

  • Schedule pre-closing walk through

  • Coordinate exchange of utilities

  • Review closing statement prior to closing

  • Attend closing

  • Verify disbursement of funds


Transition to Homeowner

  • Enter property sold status into Charleston MLS

  • Ensure all keys, openers, security codes are transferred before or after close

  • Give Owner-occupied tax document to change from 4% to 6% property tax assessment ratio

  • Set up neighborhood alerts for monitoring home values in neighborhood

  • Offer tools and apps for homeownership monitoring and maintenance 

  • Deliver monthly to annual home estimate

  • Provide best practices for uncommon events (hurricanes, freezes for protecting home

  • Attend annual client appreciation party ;)
