Below is a step-by-step guide from first contact to well after your home sale, and what you can expect from my team. As someone looking to sell a property I believe it’s important for you to know all the services you will receive from start to finish.
Listing to Contract
• Initial Walk and Listing Presentation
• Agency and Disclosures Explanation (SC Law Required)
• Establish a listing price by Comparative Market Analysis (based on recently sold, Active
listings, Absorption Rate and your goals)
• Define Selling Time Constraints and Identify Targets
• Discussion of 1031 Tax Deferred Exchange (if applicable)
• Advance review of contingency possibilities/expectations
• Discussion of marketing. What is included, what strategy will work best for your home
• Agree on regular schedule of communication regarding property interest, comparable
sales activity, showings and feedback
Review of Property
• Facilitate any needs pre-marketing (staging, deep clean, etc..)
• Completion of 20+ high resolution photos, video and pre-marketing of property for marketing initiatives and MLS
• Agree on description of your property for public viewing online and MLS
• Detailed showing instructions
• Who needs to be contacted and how (email/phone?)
• How much advanced notice is preferred/required?
• Is there a lockbox? Entry code? Preferred access?
• Acquire detailed description of neighborhood amenities
• Collect list of any items to be included/exempt from purchase agreement
Due Diligence of Property Pre-Market
• Verify county records of property taxes, ownership and sq footage
• Confirm school systems
• Collect cost of ownership Information
• Acquire costs of applicable regime/HOA and/or transfer fees
• Check on any possible assessments
• Collect standard insurance costs (Flood, wind/hail, contents)
• Monthly utility averages for phone, cable, internet, electric, water/sewer
• Any home service contracts - termite bonds, pest control
• HOA/Regime master deed, covenants and restrictions
• Collect any information from HOA/Regime regarding any possible lawsuits
• Acquire rental history with 2 years of gross rents (if applicable)
• Acquire Elevation certificate
• Is there a floor plan available?
• Written inventory of what is included/excluded in the sale of property
Going to Market
• Unless prohibited by HOA, place ‘For Sale’ Sign visibly
• Enter property info into Charleston Multiple Listing Service
• Enact geo-tagged social strategy pre-market across Facebook, Instagram and YouTube
• Verify property entry on zillow.com, realtor.com, the Gentry Todd Properties App and more
• Notify area property owners of the new listing in their neighborhood
• Distribute to prospect database of buyers
• Obtain feedback from agents who have shown property
• Advise and consult as requested/required through selling process
Negotiation Process
• Review of Dual/Designated Agency if applicable and signed agency forms
• Thoroughly review terms of offer with You
• Advise on options, risks and probabilities
• Pre-pare counter offer if needed
• Negotiate offer with Buyer or Buyers Agent
• Negotiate contract terms and at whose expense
• Identify and negotiate any/all other contingencies
• Maintain a chronological file on all written or electronic correspondence
• Written confirmation of ratified contract
• Deposit and record earnest monies
Contract to Closing
• Advise and assist in selection of attorney for deed preparation, closing attorney
• Arrange for Power of Attorney (if needed)
• Delivery fully executed paperwork to closing attorney
• Monitor Buyers loan approval
• Maintain contact with Buyer’s agent to monitor timely execution of contractual contingencies
• Coordinate appraisal, survey, CL-100, Home Inspection, or home warranty as required by contract
• Coordinate any necessary appointments
• Review of reports
• Explain options in resolving any problem areas from Inspection or CL-100
• Negotiate any contingency items or repairs (if needed)
• Monitor completion of repairs or estimates
• Monitor Attorney progress toward closing
• Schedule pre-closing Buyer walk through
• Coordinate exchange of utilities
• Review closing statement prior to closing
• Attend closing
• Verify disbursement of funds
• Enter property sold status into Charleston MLS
