20 Real Estate Lessons for You From 2020

We do this every year, but instead of getting too wordy, here’s a quick list of lessons we take from one of the most… unique… years I can remember. So without further ado, here’s the 20 lessons in Real Estate I take from 2020.

Our Lessons for You (2020 Edition)

1- Flight to the Burbs was a real thing. I expect that will continue 

2- Digital Photo/Video Matter More than Ever to getting Showings. Period. The End.

3- Space is Back. Not McMansions, but more working/teaching from home means more sq ft desired

4- With that, features matter (think office, 2nd living quarters, porches, etc..)

5- Open Houses only value is in the advertising of them.

6- Video > 3D Tours. We carry 2D devices that’s social platforms enable for photos/videos

7- People keep saying their Personal Home is not an investment, it’s not. Learn Why.

8- Low IRs + Demand + Pandemic = Historically Low Supply (scary low)

9- With Data, Tech and Transparency, comfort buying from afar/site-unseen growing

10- Don’t Panic (even in pandemic). We don’t day trade Real Estate. Those that didn’t this year, benefitted.

11- Best Time to Buy Your Home: When you can comfortably afford to do so & intend on using for 4+ years

12- Real Estate Remains Hyperlocal 

13- Most have a lot of equity in Home 

14- The MLS still gets Homes in front of more eyes than anything

15- Tried & True tricks (decluttering, cleaning, neutralizing) still work

16- In multiple offer knowing ins & outs of contract/contingency will help you win

17- Having an understanding of the gov’t fiscal policy, will help you plan for the future

18- Location, location, location still matters

19- Listings that are well presented and well priced, are still easy to sell. If it doesn’t sell you’re missing the boat on one of those. It’s that simple

20- Buying a home and how we live in them, use them may change, but the dream of home ownership is still very much at core of being American. If you don’t understand the tax advantages to property ownership, learn. Look out for additional programs to incentivize buying in 2021
